Lake County’s median sale price reached $300,000, up 3% from August 2025, while closed sales fell 16%. New listings were down 24%. A higher median and slower sales activity can occur together.

Read the scope first. These are Lake County, Indiana figures for all residential properties and all price points, including new construction. They are not town-specific or luxury-only statistics.

House of Luxury interpretation

What to take from this.

Our reading: softer sales volume alone is not evidence of falling home values. Buyers also saw fewer new listings. For a seller, the useful question is how many comparable homes compete with yours, rather than whether the county’s median moved up.

For buyers

Compare current alternatives, recent comparable closings and condition before deciding what to offer. A countywide list-to-sale ratio is not a recommended discount on an individual home.

For sellers

Build a price around your home’s direct competition. Presentation, condition and the number of similar listings help make that comparison useful; county averages cannot establish an asking price.

And for a luxury property?

A county median cannot price a custom home, acreage, a waterfront property or a distinctive renovation. Start with recent sales and active competition in a comparable location, price range and property type. A smaller luxury segment needs its own sample and analysis before drawing conclusions.

Inventory is the daily active-listing average. Market time measures listing to pending, not closing. Months of inventory uses the trailing 12-month sales average. The list-to-sale measure does not deduct concessions. IAR includes new construction and has rebuilt historical comparisons on that basis; avoid mixing these figures with older reports using a different scope.
